Scheduled visits, a 46-point check and a same-day photo report for second homes and short-term rentals across the Columbia River Gorge.

What arrives the same day as every visit: readings, time-stamped photos, and anything that needs your decision.

What we do
Each one runs on the same system: a walkthrough, a written profile of your place, scheduled visits, and a report the same day. See all services
Scheduled 46-point visits for second homes, from monthly to twice weekly, with the freeze protocol built into every winter visit.
Home Watch plansPre-arrival inspections and post-checkout damage checks for short-term rentals, so problems are found before the next guest finds them.
How turns workArrival-ready homes, deliveries received, contractors let in and locked up after, seasonal prep done. The house is warm and the fridge is full when you pull in.
Concierge servicesFreeze and leak sensors installed in your home, alerts that reach your phone and ours, and storm checks after every hard freeze. Limited to ten homes.
Membership detailsYour policy already expects this
Nearly every homeowner policy excludes frozen-pipe and plumbing damage in a vacant or unoccupied home unless you used reasonable care to maintain heat, or shut off and drained the water. Many add a clock as well. After 30 days of vacancy, for example, vandalism and glass coverage end too.
Reasonable care is yours to prove. When the adjuster asks what was done and when, a dated, photographed visit log is the answer that holds up.
Ask your broker what your policy says. We'll match your visit schedule to it.
Some policies carry a days-based clause, and some high-value carriers now expect a water shut-off device with low-temperature monitoring on seasonal homes.
Tell us what yours requires. We'll set the cadence to satisfy it, recommend a shut-off device where it makes sense, and be the people who respond when it sends an alert. More in the FAQ.
How it works
We meet you at the property and walk it together: shutoffs, systems, animals if you have them, what worries you, what the last winter did. About an hour, no charge, no commitment.
We write it up: thermostat settings, freeze steps, alarm and lock details, your vendors, feeding routines, your spend cap for small fixes. You approve it, and it governs every visit.
We show up on schedule, work the checklist, and send the report before dinner. If something needs a decision, you make it by text. If something's wrong, you hear from us first.

About
Gorge Keep is a locally owned company based in Lyle, Washington. When the east wind hits 50 and WA-14 ices over, a check from Lyle is twenty minutes, not a day trip. Every property gets a written profile, every visit follows the same 46-point checklist, and you always know who was in the house.
Second homes and short-term rentals across the Columbia River Gorge, Washington side, with Oregon-side service by arrangement.
If you're not sure whether we reach you, ask. The answer is usually yes, and if it isn't we'll tell you who to call instead.
